Deal Fell Over
Hey all,
Just letting you know the deal we had fell over at the last minute. sellers can do that sometimes..... We have a lot of offers out there at the moment .... so just a matter of time before we get some more action to report....

Market is quiet out there!
Hi all,
It has been fairly quiet since my last post, We have been busy tring to source good houses in good areas... lots of rubbish out there.... and some of the owners are still wanting too much for them .... no point buying a house that has $40K to spend on a reno that when you sell you can only make $30K.... (losing $10K in the transaction).
Here is the latest market report from REINZ
2008 ... what a year.
Over all in NZ the market has fallen 3.5% for the 12 months between Jan 2008 and Dec 2008
Areas hit hard are:
Invercargill - 34.5% for the year.
Waitara - 29.7%
Feilding 23.3%
Dannyvirke -16.1%
Rotorua - 19.2%
Gisbourne -13.7%
East Otago up +43.6%
Waipukurau up +27%
Hawera up + 23.6%
South Otago Up + 20%
Papakura up +17.3%
Stable areas are Napier and Hastings at this time.....
I am looking forward to see the stats for January sales 2009 and compare a full 12 month to month annual cross check..... hope you are all finding bargains out there..... PS the banks are making it harder to borrow ... looking for omprecable credit history and high deposits....
This make it a perfect tide for the REnt to own Wave to rise.....

Busy Busy Month
Hey All,
Been flat out and have not been able to update anything on here...
We have been busy working with tenant buyer "Future Home Owners" and have placed 2 into houses this month.
One in Auckland and one In Hamilton!
They are very excited and one had even put all of his firewood in the sheds nearly 2 weeks before they moved in.

Real Estate Agents Strike Again!
Hi All,
We were out in Morrinsville today on business and called in to see all the REal estate agents to see what was going on.
The las t time we called into this neck of the woods we were sharply awakened to how poorly some of our so called specialised real estate "professionals are"..... we were ringin off a sign that was for sale and the sleepy agent onthe other end of the phone did not know anything at all about the property we were enquiring about...... so we even gave him some slack and put it down to a bad day..... and left our number to get one of the listing agents to call us back to sell the house to us....
Alas ... We never did receive a call about that house ....
Today we called into 2 offices and asked to speak to 2 agents we had spoken on previous occasions..... well both of them were out! .... and the funniest thing was ..... not one of the receptionists asked our number to get them to call us.......
and they are asking 4% for what????? We were laughing all the way up the street!
Is it any wonder why the sales numbers have dropped by approximately 48% over the last 4 months.
This was one of new Zealands top 4 Real Estate agency Franchises !!!!!! - We Were Shocked!
So we went to buy 5 or 6 houses .... and went elsewhere as no one wanted to sell anything to us!!
Come on guys ..... give us some service...... we literally walked in with our cheque book .... and were shown the door!

PROPERTY NOW HAS PROUD OWNERS
Hi all,
Well all the effort paid off as we now have a proud new family renting to Own the house in Tokoroa... they move in on the 31st May 2008.
We are now getting lots and lots of calls from potential tenant buyers and sellers alike ... the market has and is continually changing and evolving and we are steadfast in our belief that if people want to own a home .... and we can find a way ... we will endeavour to make it happen!
