Hard out Weekend!

Hey all .... been away working on the Tokoroa house and worked 13 hours a day for 2 sokid days with me gret mate Nap....

Painting is complete in the bathroom, so the tilers can complete thier mission on Monday morning and all that will be left in there is the mirror, towel rail, shower rose, seal shower (silicon), fit vanity unit and preggy basin, fit fan light and toilet paper holder. All up about 2 hours work left in there.

Completed skim coating (plastering) and sanding walls in lounge and hallways. Painted ceilings and cornicing in lounge and hallways. Primed all skirting boards and 50% finish painting doorways and skirting boards at bathroom and 3 bedrooms.

Next week target is to complete preping and painting of all bedrooms, lounge and hallways ready for carpeting.... gotta go and sort out a dicrepency with the kitchen benchtop manufacturer.

Light at the end of the tunnel

Feb-2008

Now into February.... we have the house 90% painted outside and the inside is still a long way off.
Week One
removed all doors and hinges, prepared for painting.... well most of them

Had major problems with one of our paint guns ..... so kicked it to the kerb and will hint down another one soon...

Week Two - Feb 2008
Nailed down tile and slate underlay in dining, kitchen, laundry and toilet. completely stripped bathroom including wall linings and replaced all gib. fit cavity door into bathroom and witted plumbing and shower and nailed down tile and slate underlay. Laid tiles on outdoor deck, dining, kitchen, laundry, toilet and bathroom ... bathroom still needs completing as tilers off to another job.

Where to start?

We secured access with 30 days to settle and had challenges with the tenants .... so we negotiated an amicable vacancy plan for the tenant and then got stuck into the house...... it was a real mess.... we hauled over 10 Tons of junk and debris out of there and that was before we got started on the renovation!
JAN-2008
we started with waterblasting the house from top to bottom and then painted the roof. We then stripped out the bathroom, kitchen, lounge, fireplace and any damaged walls in the house.

We then began repairing/replacing all damage window frames and sills and prepared them for sanding and painting, replaced the clothesline, painted the side fence, nailed and sealed the roof, replaced the glass pains in the doors and laundry, fitted frenchdoors to the rear deck.

What a mission it all was.... alll the walls had holes in them and we began the painstaking process of repairing and or replacing them when necessary.

A Brief update

Since I have never done a blog before this will be very interesting for me and I guess those who may stumble across it.

We did number on in late December with a house in Tokoroa that we baught for $30,000 below registered valuation ($130K ... we paid $100K).

This house needed a cosmetic renovation to bring it up to a modern version of its design.
I will post an account of our progress to date in the next few post to get upto date and then will give a day by day journal entry on what is happening and our plans and goals with this house.
